City of Aiken Property Code Enforcement

The Building Inspection Division is responsible for Property Code Enforcement in the City of Aiken. The City enforces the International Property Maintenance Code and the Aiken City Codes that govern the general maintenance of the interior and the exterior of any structure, and the overall general maintenance of the property area. The codes also cover structures that are substandard for living conditions or structures that are dilapidated and need to be demolished. If you believe there may be an issue in your neighborhood such as, inoperable vehicles or lots with overgrowth exceeding 12 inches in height, or other property maintenance issues, please contact the Building Inspection Division at 803-642-7675 and ask for a Property Code Inspector.
When a violation is found, the owner or the tenant of that property will be sent a letter notifying them of the violations and time frame for correction of the violations.

Demo 200 Program

When a property becomes dilapidated beyond repair, the City of Aiken may elect, through DEMO 200, to demolish the property for a small fee paid by the property owner. For more information about this program, please contact the Building Inspection Division at 803-642-7675 and ask for a Property Code Inspector.

Demo 200 program for non-residential properties

Demo 2000 Commercial Demolition Loan Forgiveness Program. If the property qualifies a fee of $2000 is paid by the owner and the property may be demolished by the City of Aiken up to the amount of $20,000. The property owner will retain ownership of the property but must maintain possession of it for a period not less than four years and no additional demolition fees will be assessed.

If you have any of the following concerns, contact the Building Inspection Division at (803) 642-7675 and ask to speak to the Property Code Inspector:

  • An overgrown lot with overgrowth exceeding 12 inches in height
  • Vacant, dilapidated or non-maintained structure
  • A property with inoperable vehicle(s) in the yard
  • You occupy a rental property with any of the following issues: no heat, no hot or running water, significant water leaks, compromised structural issues (like a hole in the roof) or other conditions which may compromise the occupant’s health
  • A property with an unsanitary pool or no barrier around pool
  • If you have a dilapidated residential or commercial property which you would like to have demolished

For a complaint regarding a rent or an eviction notice:

  • For eviction information, please contact the Aiken Magistrates Office at (803) 642-1744. An internet search using your web browser with “SC Code of Laws 27-40-10” in the search field will display the SC law known as the Landlord Tenant Act. It details the legal rights and responsibilities for the both landlord and the tenant.
